PROPERTY MANAGER
Come join our team! We are seeking an experienced, professional individual to manage
the day-to-day operations of this HUD Section 8 subsidized Elderly/Disabled site (173
Units) located in Peabody.
Responsibilities:

Must be fluent in the 4350 regulations, REAC, local and state regulations.
Perform and/or approve annual certifications and maintain tenant files in compliance with
all applicable regulations.
Manage all receivables, budget and capital projects.
Manage dedicated maintenance staff, office staff and 2 Full Time Resident Service
Coordinators, and work closely with superintendent towards completion of work orders
and proper maintenance of building grounds.
Responsible for assuring financial stability via timely rent collections, subsidy
vouchers, lease renewals/termination, implementation of a designated rent increases and
recertification of income.
Maintains rent roll, cash receipts and bank deposits, in accordance with home office
standards.
Obtain competitive bidding, purchasing supplies and maintain inventory.
Qualifications:

Preferred candidates will have solid experience in managing waitlists, tenant selection,
AFHMP, EIV/Discrepancies, Vouchering/reconciliation and court/collection actions
Tax Credit (LIHTC) experience/knowledge is preferred but not necessary to apply
3+ years' experience in property management or related field
Excel with strong written and oral communication skills.
Proficient in word and excel.
• Establish good landlord/tenant relationship and inform management office of major issues
concerning personnel and property-related problems and recommend remedial action.
Full-time position with full benefits, including 401(k) and FSA. Salary dependent upon
experience.
